What is the difference between pressure washing and soft washing?
Pressure washing uses higher water pressure on durable hard surfaces such as concrete. Soft washing uses low pressure with cleaning solutions for roofs, stucco, siding and other surfaces that high pressure can damage. We choose the method based on the surface and its condition.
Pressure Washing questions
How often should a Florida driveway be pressure washed?
It depends on shade, irrigation, traffic and how quickly mildew and algae return. Many Pinellas County homeowners clean concrete about once a year, while shaded or heavily used areas may need it more often. We can look at your surfaces and give you a realistic recommendation.
How much does pressure washing cost in Pinellas County?
Price depends on the size of the area, the type of surface, its condition and amount of buildup, access to the property and whether multiple surfaces are included. We do not quote fixed prices without seeing the job. Call 727-215-5743 or send your details for a free quote.
Will pressure washing damage my concrete?
Concrete can be damaged when excessive pressure, incorrect tips or poor technique are used. Newer concrete, weakened areas, decorative finishes and previously coated surfaces require special consideration. We evaluate the condition of the surface and adjust the cleaning method instead of assuming every slab can handle the same pressure.
Can you remove rust and oil stains?
Rust, oil and irrigation stains are different from normal organic buildup. They often require specialty chemicals or additional treatment and may not disappear completely. We will explain what improvement is realistic before performing specialty stain removal.
Why use a surface cleaner instead of a pressure-washing wand?
A professional surface cleaner maintains a consistent distance and cleaning pattern across larger concrete areas. When used correctly, it produces a more even finish and reduces the striping commonly caused by cleaning an entire driveway with a wand.
How often should concrete be pressure washed in Pinellas County?
Many properties benefit from cleaning every 12 to 18 months, but shaded areas, irrigation overspray, tree coverage and heavy traffic can cause buildup to return sooner. We recommend cleaning based on the actual condition of the surface rather than an arbitrary schedule.
Can you clean around a pool?
Yes. We clean many concrete and paver pool decks. The surrounding surface, drainage, screen enclosure and pool area are evaluated so the cleaning process can be adjusted appropriately.
Do I need to be home?
Usually not. We need access to the areas being cleaned and any required water connections. We will communicate preparation instructions and access requirements before the appointment.
Will pressure washing harm my landscaping?
We inspect the surrounding property and account for plants, grass and nearby surfaces during cleaning and rinsing. Let us know about especially sensitive plants or recently installed landscaping before service.
Do you handle large commercial concrete areas?
Yes. Our high-flow equipment and commercial experience allow us to clean parking areas, walkways, dumpster pads, community entrances and other large exterior surfaces. Commercial projects are evaluated individually for access, water availability, traffic and scheduling.
Roof Cleaning questions
How often should a Florida roof be cleaned?
Florida heat, humidity and shade let algae and black streaks return over time, so there is no single schedule. How often a roof needs cleaning depends on its material, shade, nearby trees and how quickly growth comes back. We can assess your roof and recommend a sensible interval.
Is soft washing safe for tile roofs?
Soft washing is the low-pressure approach we use on tile roofs because high pressure can damage tiles and coatings. The method relies on cleaning solutions and gentle rinsing rather than force. Tile condition still matters, so we look at the roof before we start and tell you about any concerns.
How much does roof cleaning cost in Clearwater?
Roof cleaning price depends on the size of the roof, the roofing material, the amount of growth, the roof pitch and access, and how many stories the home has. We do not publish fixed prices. Call 727-215-5743 or send your address for a free quote.
Do you pressure wash tile or shingle roofs?
No. We use controlled, low-pressure application with a professional roof-cleaning solution. The treatment addresses the organic growth without using the pressure appropriate for concrete.
What causes the black streaks on my roof?
The dark streaks commonly seen on Florida roofs are generally organic growth encouraged by heat, moisture and shade. They are not simply surface dirt, which is why water alone usually does not correct the problem.
Will every stain disappear immediately?
Many roofs show a dramatic improvement during service. Established lichen and certain heavily affected areas may continue to lighten and release after treatment. Fading, material wear and permanent discoloration cannot be corrected through cleaning.
Can you clean a tile roof without walking everywhere?
We limit roof traffic whenever the property and access allow it. Some roofs may still require controlled access to achieve proper coverage. Roof pitch, height, landscaping, equipment reach and tile condition determine the safest practical approach.
Will roof cleaning damage my plants?
Roof cleaning solutions require careful management around landscaping. We evaluate runoff paths and surrounding plants before treatment and use property-specific protection and rinsing procedures. Customers should tell us about especially sensitive or newly installed landscaping before service.
How long will my roof stay clean?
There is no honest one-size-fits-all answer. Shade, tree coverage, moisture, roof orientation, surrounding vegetation and roofing material all affect how quickly organic growth returns. Cleaning treats the existing buildup but cannot permanently prevent future growth.
Should the roof or the house be washed first?
When both services are scheduled together, the roof is generally cleaned first so any runoff or residue can be addressed during the house wash. We plan the order around the property and the services being completed.
Can you clean an older or damaged roof?
Possibly, but cleaning is not a substitute for repair. We inspect visible conditions before beginning and will explain if loose tile, failing shingles, active leaks or other concerns should be evaluated by a roofing professional first.
How much does roof cleaning cost?
Pricing depends on roof size, material, pitch, access, condition and the severity of the buildup. Send us the property address and photos when available, and we can evaluate the project and provide a clear quote.
House Washing questions
How often should a house be washed in Florida?
Humidity, shade and nearby vegetation affect how fast mildew and algae build up on exterior walls. Many homes benefit from washing every one to two years, though shaded sides may need attention sooner. We can look at your home and suggest a schedule that fits.
How much does house washing cost in Pinellas County?
House washing price depends on the size of the home, the number of stories, the exterior materials, the amount of buildup and access around the property. We do not quote fixed prices. Call 727-215-5743 or send your details for a free quote.
Is house washing the same as pressure washing?
House washing generally uses a low-pressure soft-washing method, while higher pressure is reserved for suitable durable surfaces such as concrete. The method should be matched to the material rather than using the same pressure throughout the property.
Will soft washing strip or damage my paint?
Low pressure reduces the risk associated with aggressive washing, but loose, failing, oxidized or badly weathered paint may already be unstable. We look for those conditions during the exterior inspection and explain areas that may require extra care before cleaning begins.
How often should a Florida home be washed?
Many Florida homes benefit from washing approximately every 12 to 24 months. Shade, landscaping, moisture exposure and the amount of organic growth can cause some exteriors to need attention sooner than others.
Do I need to be home during the service?
It may not be necessary if access, water availability, closed windows and doors, pets, gates and other job details are arranged beforehand. We will confirm the preparation and access requirements before the appointment.
Should I close my windows before house washing?
Yes. Make sure all windows and exterior doors are completely closed before service, and let us know about any known leaks, damaged seals or openings that may require special attention.
Does house washing include exterior window cleaning?
Windows are rinsed during the house-washing process, but this is not the same as professional detailed window cleaning. A house wash may not eliminate mineral spotting, oxidation or existing stains on the glass.
Can you wash a house with a screen enclosure or pool cage?
These areas can often be included or quoted separately, depending on accessibility, condition and the requested scope. Screen material and enclosure framing are evaluated independently from the home’s exterior walls.
Can you clean the roof, house and driveway during the same visit?
Multiple services can often be coordinated during the same visit. We will discuss the recommended cleaning order, preparation and full scope before work begins.
Paver Cleaning questions
How often should pavers be cleaned in Florida?
Shade, irrigation, pool splash and foot traffic all affect how quickly pavers darken. Many properties need cleaning about once a year, and sealing after cleaning can help them stay cleaner between visits. We can assess your pavers and give you an honest recommendation.
How much does paver cleaning cost in Pinellas County?
Paver cleaning price depends on the square footage, the paver type, the amount of buildup, whether joint sand needs attention, and access to the area. We do not publish fixed prices. Call 727-215-5743 or send your details for a free quote.
Can pressure washing damage pavers?
Excessive or uneven pressure can disturb joint sand or leave an inconsistent appearance. The pressure and cleaning method must be matched to the paver material, surface condition, joints and existing sealer.
Will paver cleaning remove the sand between the joints?
Some loose or deteriorated joint sand may be displaced during cleaning. Re-sanding is a separate service unless it is specifically included in the quote.
Does paver cleaning include new joint sand?
Standard cleaning does not automatically include new joint sand. The quote will clearly state whether re-sanding is included.
Do pavers need to be sealed after cleaning?
Sealing is optional and depends on the condition of the pavers, existing sealer, drainage and the owner’s appearance and maintenance goals.
Can you remove oil, rust or fertilizer stains?
These stains may require specialty treatment. Complete removal cannot be guaranteed because some discoloration penetrates below the surface.
How often should Florida pavers be cleaned?
Timing depends on shade, drainage, landscaping, traffic and moisture. Many properties benefit from periodic cleaning when algae and surface buildup become visible rather than following one universal schedule.
Can you clean pavers around a swimming pool?
Pool decks and patios can be cleaned, with the method adjusted for the surface condition, drainage, pool equipment and surrounding area.
Can you clean and seal my pavers as one project?
Cleaning, sanding and sealing can often be coordinated, but the pavers must first be evaluated for existing coatings, joint condition, drainage and adequate drying conditions.
Paver Sealing questions
Do pavers need to be cleaned before sealing?
Yes. Sealing over dirt, algae or stains locks them under the sealer, so pavers need a proper cleaning and time to dry before sealer is applied. We clean first and only seal when the surface is ready.
How much does paver sealing cost in Pinellas County?
Paver sealing price depends on the square footage, the paver condition, the cleaning and joint sand work needed first, the sealer chosen and access to the area. We do not publish fixed prices. Call 727-215-5743 or send your details for a free quote.
How long does paver sealer last?
Longevity varies with the product selected, the quality of the preparation, traffic levels, sun exposure, drainage, irrigation, weather and ongoing maintenance. For that reason we do not promise a fixed lifespan, and we explain what to expect for the specific surface and product.
Do pavers have to be cleaned before sealing?
Yes. The surface must be properly cleaned and prepared first, because sealing over dirt, algae or staining can lock in an uneven appearance that is difficult to correct afterward.
Does paver sealing include joint sand?
Cleaning, re-sanding and sealing are separate stages. New joint sand is included only when it is specifically stated in the approved quote.
How long do pavers need to dry before sealing?
Drying time depends on the paver material, joint condition, weather, shade, humidity and the requirements of the product being used. There is no single universal number, and we do not guarantee next-day application.
Will sealing make my pool deck slippery?
Traction depends on the texture of the pavers, the product selected, how it is applied and how much water the area sees. Pool decks require careful product and finish consideration, and no surface should be described as slip-proof.
Does sealer change the appearance of pavers?
Some products keep a more natural appearance, while others enhance color or add sheen. The result also depends on the pavers themselves and on any previous coating.
Can you seal pavers with peeling or cloudy old sealer?
Failing sealer may need testing or stripping before resealing. Standard cleaning alone may not correct it, and complete restoration cannot be guaranteed until the surface has been evaluated.
How soon can we walk or drive on newly sealed pavers?
Cure time depends on the product selected along with temperature, humidity and weather. Customers receive project-specific instructions and should keep off the area until it is released for traffic.
Commercial Pressure Washing questions
How often should a commercial property be pressure washed?
It depends on foot traffic, shade, spills and how the property is used. High-traffic entrances and walkways may need frequent cleaning, while building exteriors and roofs need it less often. We can review your property and suggest a practical schedule.
How much does commercial pressure washing cost?
Commercial pricing depends on the size of the property, the surfaces involved, their condition, access, scheduling needs and how often the work repeats. We do not publish fixed prices. Call 727-215-5743 or send your property details for a free quote.
What types of commercial properties do you clean?
Projects may include HOAs, apartment and condominium communities, churches, schools, restaurants, storefronts, offices, hospitality properties and other commercial sites. Every property is evaluated before quoting.
Can commercial cleaning be scheduled outside business hours?
Scheduling can often be coordinated around operating hours, events or resident access, but availability and site conditions vary. Any evening, early-morning or special scheduling must be agreed upon before booking.
Can you clean a property in sections?
Larger or occupied properties can often be completed in phases to help maintain access. The sequence depends on the scope, layout, drainage, equipment access and operating requirements.
How do you quote a large or multi-building property?
The property is evaluated based on surface types, square footage, buildup, accessibility, water availability, scheduling, phasing and specialty-treatment needs. Not every commercial quote can be provided from photographs alone.
Do you clean building exteriors as well as concrete?
Services can include low-pressure exterior soft washing, concrete cleaning, paver cleaning and certain roof-cleaning projects. Each surface receives an appropriate cleaning method after evaluation.
Can you clean churches or schools without disrupting normal activities?
Work can be planned around services, classes and events when scheduling allows. Access restrictions and important dates should be discussed before the work is scheduled.
Do you offer recurring commercial cleaning?
Recurring or periodic maintenance can be discussed after the property and its higher-use areas are evaluated. Frequency depends on the site rather than one universal schedule.
Are oil, rust, gum and other stains included?
Standard exterior cleaning focuses on dirt and ordinary organic buildup. Oil, rust, gum, paint, efflorescence and deeply absorbed discoloration may require specialty treatment, additional cost or separate expectations. Complete removal is not guaranteed.
